Overview

Located in Benton Harbor, Michigan, Point O’ Woods Golf & Country Club is a nationally recognized golf destination. A Robert Trent Jones Sr. design that opened for play in 1958, the club is renowned for having hosted the prestigious Western Amateur a total of 41 times between 1963 and 2019.

As the club’s leadership team looks ahead to the future, it has set its sights on achieving two key goals — preserving the club’s stellar reputation, and preparing for upcoming enhancements. To do so, in 2018 the club established a partnership with Club Benchmarking. Through this partnership, the club’s leaders have begun implementing data-driven strategies for financial health, capital planning, and governance.

The Challenge

As Point O’ Woods looked to sustain its national prominence and deliver exceptional member experiences, leadership faced several critical questions:

  • How can the club ensure long-term financial health and capital sustainability?

  • Which strategies will allow for proactive asset management and ongoing development of future facility improvements?

  • How can governance decisions be grounded in reliable, comparative data?

The Solution - CB Partnership

Point O’ Woods’ partnership with Club Benchmarking began with its adoption of  Navigator, the financial and operational benchmarking component of the VISTA platform as a source of data-driven foundational support for the club's operations.

While reflecting on the club’s experience with the VISTA platform, Point O’ Woods’ Director of Financial Operations Sally Noe said that “VISTA has given our members confidence and peace of mind, and it has introduced a set of core principles that have helped establish a cohesive mindset for governance as well.”

In 2021, the club expanded its VISTA subscription to include COMPASS, a comprehensive capital planning solution that combines cloud-based, application-specific software with ongoing support from a team of trained asset management specialists. The process featured the following two phases:

  • Asset Evaluation: A 20-year, forward-looking view of future obligatory capital requirements. Club Benchmarking Asset Evaluation Specialists conduct a thorough, onsite inventory of every capitalized asset to document its projected end-of-useful-life, as well as current and future replacement costs.

  • Capital Strategies Modeling: Dynamic, interactive modeling software for capital forecasting 10 years into the future. The CSM overlays obligatory and aspirational capital requirements with capital resources to help clubs avoid unexpected funding gaps. Club-specific features account for critical factors such as debt service, membership classes and initiation fee income.

Noe calls COMPASS a “game-changer” that serves the club as a roadmap for capital planning. “It’s easy to overlook aging assets, especially when they’re still functioning, but then what happens when they fail suddenly?” asked Noe. “The COMPASS Asset Evaluation software helps us stay ahead of these issues and avoid surprises.”

Noe said the capital strategies modeling (CSM) feature also allows her to run ‘what-if’ scenarios. “What if we add a new project? What if membership numbers change? I can quickly adjust variables and present the financial impact in real time. The CSM has significantly improved our ability to plan strategically and make well-informed decisions.”

Board President Maggie Daly shared her perspective on the CSM’s impact, too: “The COMPASS capital strategy modeling has been invaluable in clarifying our obligatory capital requirements. More importantly, the visibility to our long-term capital investments, both obligatory and aspirational, has allowed us to predict and plan ahead to ensure we have the funding necessary for success.”

Implementation and Impact

Data-Driven Leadership
Reports from the Navigator and COMPASS sections of the VISTA platform are now integral to Board and Committee meetings, enabling strategic, focused discussions, which are based on clear financial details and projections.

As Point O’ Woods’ General Manager since January 2025, Matt Flaherty appreciates VISTA as a key resource in his management toolkit. “VISTA and the COMPASS tools have provided great insight for our capital needs in terms of both sequence and prioritization. The ability to conduct club comparisons on so many levels is an enormous asset and a time saver. The platform has served us very well so far!”

By modeling various scenarios for the board, the club can stay on course, even during economic fluctuations. “Board members generally want to contribute creative, meaningful changes that usually require capital funding,” Noe said. “The COMPASS capital strategies modeling tool allows me to clearly illustrate how those initiatives can become reality.”

Continuous Operational Improvement
VISTA also provides comparative insights into budget allocations, helping leadership track trends and optimize resources. Noe explained that the in-depth analysis — across numerous areas — allows clubs to gauge their overall health and make more strategic decisions.

Strategic Outcomes
Relevant industry data and accurate benchmarks will increase the leadership team’s confidence and alignment regarding operational and capital budget decisions.

Results
Since adopting Club Benchmarking tools, Point O’ Woods has strategically invested in its golf course and facilities over the last five years. For example, new course drainage and bunkers have been created, and the clubhouse has been expanded to include additional bar and golf simulator spaces. The club is currently in Phase IV of its Golf Course Master Plan, which will be completed by fall 2026. In addition, it is preparing a Facilities Master Plan that will be unveiled in mid-to-late 2026.

Club Benchmarking Executive Director Tom Olson has been CB’s dedicated partner for Point O’ Woods since 2020. “We consider Sally Noe a VISTA ‘super user’ — someone who has fully embraced the Club Benchmarking platform to support data-driven decision-making by the board, management and membership,” he shared.

Olson added, “Our role has been to support her in articulating the data and offering insights that help her apply the VISTA benchmarking results to align the entire leadership team. As a result, the club’s governance focus has shifted from short-term tactical issues to forward-thinking, strategic leadership that ensures long-term capital sustainability.”
